Community story

The setting and its character

Pedregal was the first luxury residential community in Los Cabos, and it is the only one whose residents can walk to dinner in town.

Architect-developer Manuel Díaz Rivera chose the headland above Cabo San Lucas in the early 1970s and laid the first stone in 1975. Half a century later the community holds more than five hundred homes, the trees are tall, the roads are finished, and the family that built it is still developing it.

What makes Pedregal genuinely different from every other community in this series is walkability. The marina is roughly six-tenths of a mile from the north gate: a three- to ten-minute walk depending where you live. Every other luxury community in Los Cabos requires a car to reach a restaurant. Pedregal does not.

The headland has two faces and they behave like different markets. The marina side looks north and east over the harbour, downtown and the Sea of Cortez; it is where nearly all the condominium product sits and where the walk to town is shortest. The Pacific side looks west over the open ocean; it holds the large custom estates, the sunsets and the whale-watching, and it is quieter.

One master association governs both, with individual condominium regimes beneath it. Entry is by 24-hour guarded electronic gates with roaming patrols. The community owns and operates its own desalination plant, a real advantage in a region where water is the constraint on everything.

Distances & access

Where Pedregal de Cabo San Lucas sits

Pedregal occupies the headland immediately south-west of downtown Cabo San Lucas. The main address is Camino del Mar, off Camino de la Plaza, and the gates open onto the top of town rather than onto the highway. From a marina-side home the marina is a three- to ten-minute walk; Médano Beach (the swimmable beach) is about 0.7 miles. Puerto Paraíso and the marina retail district sit directly across from the north gate. Inside the gates, infrastructure includes 24-hour guarded electronic gates at each entrance, a community-owned desalination plant and storage, an architectural control committee reviewing every build, and Colegio El Camino, a private bilingual K-12 school founded by the developer. Walking distances are drawn from listing disclosures and corroborated. Airport and hospital drive times are not published by dated sources the CaboForSale team relies on, so verify them directly during your visit.

  • Cabo San Lucas marina 0.6 mi (3 to 10 min walk)

Pedregal Beach is on the Pacific side and is not swimmable. Strong currents and a steep shelf make it a walking, sunset, shelling and whale-watching beach, which is how the community itself describes it, and it is a beautiful one. For actual swimming, residents use Médano Beach on the Sea of Cortez, about 0.7 miles away. Any agent who tells you otherwise is selling you a photograph.

Market notes & history

Pedregal provides residential options across more than twenty distinct enclaves, ranging from 1970s custom homes to modern condominium developments delivered in recent years.

Residential Product Types:
- Condominiums: Pedregal's deepest and most liquid segment with 406 listings over five years across a dozen buildings. Typical sizes span 1,394 to 2,858 sq ft with a median near 1,567 sq ft (10th to 90th percentile of MLS constructed area). Nearly all condo stock sits on the marina side, offering the shortest walk to town and an accessible entry into a prime Cabo address.
- Custom Homes: From original 1970s and 1980s houses to cliffside Pacific estates, typical sizes span 3,192 to 12,529 sq ft with a median near 6,294 sq ft. The Pacific side holds large custom residences with sunset and whale-watching views; the marina side features older, smaller, more walkable homes.
- Homesites: Vacant land parcels remain available across the headland (317 listings in five years), from marina-side infill lots to Pacific-bluff parcels.
- Branded and Fractional: The Waldorf Astoria Residences represent the sole branded product, featuring seven private homes plus a 1/8 fractional programme. No other fractional inventory of consequence exists.

Construction and Architectural Review:
CC&Rs govern every build and an architectural control committee approves all plans, with view corridor protection as an explicit objective. Height limits are strictly enforced by the master association. Construction appears restricted during high season and resumes in the spring (buyers should verify work schedules directly). No build-start or build-completion deadline is published.

Market Snapshot (Data as of 2 September 2026 from Flexmls BCS MLS, rolling five-year period):
- Active Inventory: 120 total active listings and 11 pending/under contract across all product types.
- Single-Family Homes: 52 active listings ($385,000 to $10,950,000 asking range); 109 closed sales over 5 years ($970,000 to $9,830,000 closed range), including 34 sales in the last 24 months.
- Condominiums: 26 active listings ($375,000 to $979,000 asking range); 140 closed sales over 5 years ($335,000 to $1,150,000 closed range), including 33 sales in the last 24 months.
- Homesites: 41 active listings ($260,000 to $5,400,000 asking range); 89 closed sales over 5 years ($135,000 to $1,540,000 closed range), including 16 sales in the last 24 months.

Market Dynamics:
Pedregal is the most liquid community in this series with 450 total closed transactions in five years (approximately one closing per week). Condominiums dominate overall depth. The pricing gap between active asking and closed sales is wide at the top tier of single-family estates, where trophy Pacific properties list high and require longer market exposure. Homesite transactions have slowed (16 in 24 months versus 89 over five years) as remaining land is held rather than traded.

Ownership guidelines & master dues notes

Pedregal's carrying cost structure consists of one master association, an individual condominium regime for condo properties, and one optional club. Master association dues cover security, water and sewer infrastructure, street maintenance, landscaping, lighting, trash collection, and staff. Homes are assessed based on lot size and annualize roughly between $1,400 and $12,000 per year; condominium owners pay a smaller flat master fee in addition to their building regime. Condominium regimes are billed by each building and scale with unit size. The Mountain Club is $210 per month as of 2026 ($2,520 per year), up from $200 in 2024 to 2025. Additional carrying costs include annual bank trust (fideicomiso) fees for foreign owners, property acquisition taxes, and potential rental surcharges in select buildings. Assessments below are annualized from listing disclosures (dated 2024 to 2026) and must be verified against current association budgets and CC&Rs.
